THE GOOD NEWS IS THE WORLD IS NOT COMING TO AN END…..

The good news is that sales are being made people are buying the market as of the FACTS AND TRENDS REPORTS gathered from the MLS, as of January 2009 show that the market is shifting and we are inching our way out of a slump. 

In Miami Dade County # of single family homes sold:

1/4 of 10/07, 11/07,12/07   388 homes sold with a 39 month supply

1/4 of 10/08, 11/08,12/08   600 homes sold with a 26 month supply

52% of the total single family homes were priced at $300,000 and reflected 70% of the total sales.

1/4 of 10/07,11/07,12/07     153 homes sold with 30 month supply

1/4 of 10/08,11/08,12/08     419 homes sold with a 19 month supply

In the upper price range homes $1,000,000 and up ++++ the inventory is at a much greater supply, however sales are still being made and many are from CASH BUYERS.

In the condominium market the supply is also beginning to show a lessening of inventory.

As we all well know there will not be a bell that rings letting us know when the high has reached it’s high or when the low has reached it’s low.  Sellers are finally getting an understanding that their property better be priced correctly in order for their property to be looked at by the buyers so as to fall in love and purchase.

BUY WHILE THE GOING IS GOOD AS INTEREST RATES HAVE NEVER BEEN SO LOW AND NEITHER HAVE THE PRICES OF REAL ESTATE.
