Elle est dans le cercle de 5 km qui est utilisé pour courir, marcher, faire du vélo et entoure le Turnberry Country Club &amp; Golf. Elle est également à 5 minutes de la plage, a 20 minutes de South beach ( Le quartier art déco animé )  et de Fort Lauderdale.  L&#8217;aéroport international de Miami et de Fort Lauderdale sont égalements proches.</p>
<p><strong>Un style unique : </strong>Le Yacht Club à Aventura a des immeubles moyennement hauts. Il y a 6 étages environ, le building n&#8217;est pas haut mais n&#8217;est pas non plus bas. Il y a 9 buildings avec 48 appartements dans chaque building. Construite sur 13 hectares, la résidence a beaucoup d&#8217;espaces vert et des feuillages luxuriants.</p>
<p><strong>C&#8217;est une très bonne maison secondaire ou investissement</strong>: Le Yach Club est une des très rares résidences qui vous permettent de louer à la semaine,  au mois, à la saison ou à l&#8217;année. Il n&#8217;y a aucunes preuves d&#8217;associations a donner et pas de périodes d&#8217;attente avant de pouvoir louer. Vous faites ce que vous voulez. La plupart des gens décident d&#8217;y habiter une partie de l&#8217;année et de le louer a quelqu&#8217;un le reste du temps.</p>
<p><strong>Des charges de co-propriété très peu élevées :</strong> les charges de co-propriété du Yacht Club font parties des taxes les moins élevées dans Aventura pour une telle résidence. 260 $ pour une chambre, 380 $ pour deux chambres, 500 $ pour trois chambres. Ce prix comprend l&#8217;assurance de l&#8217;immeuble, les cables ( dont la TV ), l&#8217;eau, la gestion de l&#8217;immeuble et tout les amménagements.</p>
<p>Depuis que le Yacht Club a été construit en 1994, ca a toujours été une résidence très sécurisée.</p>

<p>If not now when?  Prices are at a 7 (seven) year low and  have been edging up since May of 2008.  Bidding wars are back on good deals and every Realtor in town is eyeing these deals for their customer.  The race to win the bid on a chosen house or condo reminds me of the boom which we had  in the years of 2000-2005.  Gradually the sales of this past year have worked off  the inventory of available homes.</p>

<p>What is effecting the market?</p>
<p>Interest rates at a record low, which I have not seen since the 1960&#8217;s</p>
<p>$8,000 tax credit to first time buyers</p>
<p>Sellers are getting more leverage as the market is tightening  and buyers are losing the ability to call the shots.</p>
<p>Just as an example, I received a call from a prospective investor wanting a specific building in Aventura, Florida, one month ago I could have found several good deals in the building,  however as of today not one was available. </p>
<p>Of course those who have the ability to buy with cash vs. mortgage are king.</p>

<p>The <a title="definition" href="http://en.wikipedia.org/wiki/Short_sale_(real_estate)" target="_blank">short sale</a> is being attempted only to relieve the sellers debt due to a hardship, such as job loss, financial reversal, divorce, illness or death.</p>
<p>As the market has reversed from a sellers market to a buyers market and property values have come down at a face pace many sellers are upside down in the value of their home, therefore when trying to sell they owe to the bank more than their property is worth causing the SHORT SALE.  This is the process prior to foreclosure.</p>
<p>The SHORT SALE  process is a lengthy, although the banks are trying to move the current files at a faster pace.  We have experienced contract to take from one month to six months to close.   One of the problems caused by the lengthy process is that many of the buyers lose interest as they see other deals pass them by.</p>
<p>The bankers are burdened with paper work and short staffing and inexperienced workers trying to fill the gap.  In addition many of the SHORT SALES get multiple offers which add up to much more paperwork.</p>
<p>Hopefully the banks will set up a speedier process  in order to make this Real Estate SHORT SALE night mare less painful to all who are involved.</p>

<p>Thanks to historically low mortgage rates an deeply discounted prices, homes in much of the country are now the most affordable in decades.  First time buyers are now able to take advantage of a new $8,000 tax credit that runs until December 1, 2009.</p>
<p>The National Association of Realtors said its index of signed sales contracts for previously occupied homes rose 2.1 percent to 82.1 in February from January&#8217;s record low of 80.4.  Existing home sales rose 5.1 percent in February, the largest increase in nearly six years. Sales of new homes, meanwhile, rose 4.7 percent that month from January&#8217;s record low.</p></blockquote>
